What is stamp duty?

Stamp duty - officially transfer duty - is a state government tax you pay when property changes hands. Each state and territory sets its own rates on a sliding scale, so the same price attracts very different duty in New South Wales, Victoria, Queensland and the rest. It’s paid at settlement, on top of your deposit, so it’s worth knowing early.

First home buyer concessions

Every state offers first home buyers a break - a full exemption below a price cap, then a concession that phases out above it. In NSW, for example, eligible first home buyers pay no duty up to $800,000 and a reduced rate to $1 million; Victoria exempts up to $600,000 and concedes to $750,000. To qualify you generally have to move in and live there, which is why an investment purchase pays the full rate.

How accurate is this estimate?

It applies each state’s standard rate brackets and models the first-home concession as a phase-out between the exemption and cap thresholds. It assumes an established home for an owner-occupier and doesn’t include foreign-purchaser surcharges, income tests, or the extra relief some states give on new builds and vacant land. Treat it as a planning estimate and confirm the exact figure with your state’s revenue office or your conveyancer.
