How the calculation works
Your deposit target is simply your target property price multiplied by your deposit percentage. Savings and expected grants both count toward it, so your savings gap is the deposit target minus what you’ve already got covered.
What deposit percentage should I use?
20% is the benchmark that avoids Lenders Mortgage Insurance and gets the sharpest rates. Eligible first home buyers can purchase with as little as 5% and no LMI under the federal Home Guarantee Scheme. Anywhere between 10% and 20% usually means paying LMI in exchange for buying sooner.
